Are you thinking about buying a new house from a home builder? We are Certified New Home Co-Broker Specialists and can help you purchase new construction houses from builders. You should always consider being represented by your own Realtor in a new home purchase from a builder. Since you are not paying the Realtor fees you have nothing to lose and everything to gain. If you do not use your own Realtor you will not be represented and you will be signing and agreeing to builder contracts and more without having someone advising you. Hire us as your Realtor, so that we can review your contracts and disclosures prior to signing them with the builder. We want you to know exactly what you are signing before you commit yourself to the builder. We will also help you with a final third party inspection of the house once it is completed, so that you know if the builder has completed everything correctly. We will advise you on the purchase price and in some cases can negotiate the price, upgrades and closing costs on your behalf. Buyers remember that you generally never pay real estate commissions to a Realtor or Broker. Your Realtor's fee is paid by the seller (builder). Commissions in a real estate transaction are paid by the seller, unless, you have signed a Buyer Broker Agreement or Buyer/ Broker Compensation Agreement with your agent that states otherwise. Don't know if you have signed anything like this, ask us and we will be happy to review any real estate documents that you have signed.
